The timely and correct declaration in the National Cadastre guarantees the declared rights against any third party and reduces the possibility of mistakes during the Posting process.
If property rights are not registered in the Cadastre during the registration process there is a danger our property will be registered as property of the State.
WHO IS OBLIGATED TO SUBMIT A DECLARATION:
All natural or legal persons who have real or other registered right to real estate property are obliged to submit a declaration of their right to the National Cadastre. Such rights are e.g. ownership (full or partial ownership) from sale, from parental gift, from ownership through use, from inheritance, from donation, declaration of ownership under expropriation, usufruct, passage obligations, mortgages, notarized pre-agreements, lawsuits, competing claims, foreclosures, long-term leases, time-sharing leases, leasing, etc.
The declaration is centered around the individual rights to the property and not the property itself. This means that in case a property belongs to more than one person, all those who have any right to it, must submit a declaration (eg both the one who has the light ownership and the one who has the usufruct of the property).
The deadlines for submitting declarations are three months from the start of the collection of declarations for Greek residents and six months for residents abroad.
